Petersham Deed Filings Show Wide Price Gap, Most Sales Undisclosed

Twelve deeds were recorded in Petersham between Aug. 7 and Sept. 5, but only three carried a disclosed sale price, ranging from $1,563 to $249,000 with a median of $100,000. The period's top disclosed sale was 41 East St., which sold for $249,000 on Sept. 2 from Linda S. Kenney to Cornerstone Bank. Nine of the 12 deeds named a bank, credit union or debt-collection entity as buyer or seller, a pattern common in foreclosure- or lien-related filings. With disclosed pricing limited to a quarter of recorded transactions, the data offers only a partial picture of Petersham's residential market this period.
