Only Two of Petersham's Eleven July Property Transfers Reveal Sale Prices

PETERSHAM -- Eleven deeds were recorded for Petersham properties between June 26 and July 25, but only two listed a sale price, leaving most of the month's real estate activity undocumented in dollar terms.

MARKET OVERVIEW The registry recorded 11 property transfers during the period. Of those, nine did not disclose a sale price, a pattern common in deed data but one that limits what can be said about the broader market. The two disclosed sales ranged from $97,000 to $150,000, with a median of $123,500. Based on the raw count alone, 11 recorded transactions is a notable volume of activity for a town of Petersham's size, though without price data for most of them, the scale of dollar volume for the period cannot be determined.

TOP SALES Only two transactions carried a disclosed price, so both are reported here rather than a full top-five list. The higher-priced sale was 30 South Main Street, which sold for $150,000 on July 1. Sellers Audrey L. Mazeika and David M. Mazeika transferred the property to BankESB and Mortgage Electronic Registration Systems Inc. The second was an unspecified Petersham property that sold for $97,000 on July 17; sellers John H. Sherwood and Peter R. Sherwood transferred it to buyers Roger and Kathleen McHugh. Bed, bath and square footage figures were not available in the deed records for either sale.

NEIGHBORHOOD BREAKDOWN The Main Street corridor saw the most activity, with three transfers: 375 North Main Street (July 23), 107 N Main Street (July 8) and 30 South Main Street (July 1), the only one of the three with a disclosed price. East Street had two transfers, at 5 East Street (July 7) and 53 East Street (July 1). The Hardwick Road area also had two transfers, at 22 Old Hardwick Road (July 24) and 190 Hardwick Road (July 13). Monson Turnpike Road had two deeds recorded on the same day, July 30 -- wait, June 30 -- both listed under the address 61 Monson Turnpike Road (also recorded as 61 Monson Tpk), with different sellers, Randy J. and Cynthia A. Rameau on one deed and Allan Rantala on the other. No sale prices were disclosed for any of these transfers.

MARKET NOTES Four of the 11 recorded transfers involved a bank, mortgage servicer or credit union as a seller or buyer: Mortgage Electronic Registration Systems Inc. and Bank of America NA at 22 Old Hardwick Road; Guaranteed Rate Inc. and MERS at 190 Hardwick Road; MERS and U.S. Bank NA at 107 N Main Street; and UMassFive College Federal Credit Union at 53 East Street. The South Main Street sale also listed BankESB and MERS as buyers. At 5 East Street, the buyer of record was GoodLeap LLC, a company rather than an individual. Because sale prices were disclosed for only two of 11 transfers, no price-per-square-foot or property-type comparisons could be made from the available data.
